Probate List is in Hand

MarketingListI just wanted to put up a quick update before the Thanksgiving holiday.  Yesterday I got the probate list from my source and it’s looking pretty decent, he even took the time to check the tax records for each lead to see if there was property involved in the estate.  Pretty cool!

So far I’ve gone down the list anyway and have checked the tax records as well as the public records just so I can get more familiar with all three items.  There are 4 criteria that a lead can fall into on the list…Sold, Different, Same or Can’t Find.  Let me explain the differences.

Sold: means there may have been a recent transaction.   I took the time to go to the public records and back track the deed transfers and mortgages against the property and you can see when the property was sold.  I learned alot from doing this.

Different: means that the decedents name is not on the deed.  This could be because of a few reasons

  • they were a renter
  • lived with a relative
  • the deed may have been changed many years before to a relative to avoid issues with death
  • some other type scenario where the decedent does not own the property any more

Same: Decedent is the owner on the tax record

Can’t Find: For some reason the deceased could not be found in the tax records.  It could be chalked up to a clerical error on the county’s part.  413A Main St could be written 413 A Main St or Main St 413A or whatever.  Also apartments, trailer park addresses or Nursing Home Condos (assisted living) would not show.

The list gives other information as well, including the date of death and Issue.  Here is the list of information that I got

  • Type (Will or no Will)
  • Deed (Sold, Same, Different, Can’t Find)

Decedent’s Info

  • Last Name and First Name
  • Street
  • City
  • State
  • Zip
  • Age
  • Date Died
  • Date Issued

Administrator’s Info

  • First Name
  • Last Name
  • Address
  • City
  • State
  • Zip
  • Relationship

I’ve created the Letter template in Microsoft Word and I will mail merge the list to it in order to create the custom mailer.  On Friday I’ll need to go to an office supply store to pick up some decent quality paper and envelopes and by next week I’ll be mailing out my first batch of letters.
