Yes, we have been down that road with our joint venture partners. They are all "yes yes yes we will partner with you and bring $X to the table", but when the time comes to get in on a great investment, where do they go? From my experience, there are substantially more wannabes than newbies :-) In fact, many times it will be another person who is looking to get started in wholesaling and the most annoying thing is when they aren't upfront and don't tell you this right away.
